Rules and Regulations for Services

Purpose of the Apartment

The apartment is provided for temporary accommodation on a paid basis for the term agreed upon with the Landlord. At the end of the rental term, Guests must vacate the apartment.

Services Included in the Rental Price

  • Use of bedding, towels, furniture, interior items, and appliances available in the apartment.
  • Access to the communal swimming pool.
  • Internet access in the apartment.

Additional Charges or Self-Paid Services

Self-Paid Services During the Stay:

  • Cleaning of the apartment (arranged with the property management staff).
  • Laundry of bedding and towels.

Additional Charges:

  • Water, sewage, and electricity usage (based on the rates specified in the bill for the preceding period).
  • Final cleaning upon departure (charged according to the management company's rates).

Check-In and Check-Out Rules

  1. Check-In and Check-Out Times:

    1. Check-in (arrival): from 2:00 PM to 10:00 PM.
    2. Check-out (departure): from 8:00 AM to 12:00 PM.
    3. Early check-in and late check-out must be agreed upon with the Landlord in advance.
  2. Additional Fees:

    1. 1000 baht for check-in/check-out outside business hours or on Sundays/holidays.
    2. 2000 baht if both check-in and check-out occur outside business hours or on Sundays/holidays.
  3. Full prepayment of 100% of the total rent is required before check-in.
  4. Apartments are reserved upon receipt of the deposit payment.
  5. Security deposits are refunded upon departure unless Guests are evicted due to rule violations.
  6. Lost keys result in a 2000 baht deduction from the deposit.

Guest Responsibilities

  • Ensure the safety and preservation of the apartment and its property.
  • Comply with condominium rules and fire safety regulations.
  • Promptly inform the Landlord of any damages to the property or equipment.

Prohibited for Guests

  • Disturbing neighbors or making loud noises between 10:00 PM and 8:00 AM.
  • Removing items from the apartment or using them for unintended purposes.
  • Rearranging furniture without prior agreement from the Landlord.
  • Leaving faucets running or unattended electrical appliances on.
  • Wearing outdoor shoes inside the apartment.
  • Storing flammable materials or weapons.
  • Bringing pets into the apartment.
  • Smoking inside the apartment.

The Landlord is not responsible for the safety or security of Guests' personal belongings left in the apartment.
